Given ongoing construction and development plans, our current apartment portfolio of 6,000 plus units is expected to double in the next couple of years and rise to over 12,000 units in the next five years.

We're currently seeking a Leasing and Marketing Manager for one of our multi-family properties.
Must have previous experience in apartment leasing and management.
Candidate will work full-time at The Lofts at Gloucester, Blackwood, NJ
Position Overview
The Leasing & Marketing Manager is responsible for overseeing all aspects of the leasing process within the assigned portfolio.
This includes managing leasing agents, ensuring compliance with leasing policies, and driving leasing performance to meet occupancy and financial goals.
The Leasing Manager will collaborate closely with Community Manager, Regional Property Manager, marketing teams, and design staff to ensure properties are effectively marketed, maintained, and leased in a timely manner.

Key Responsibilities:
- Leasing Oversight:
- Manage and oversee the leasing process for all properties within their portfolio.
- Recruitment and Training:
- Lead the recruitment, interviewing, and onboarding of new leasing staff.
- Provide comprehensive training and ongoing support to Leasing Specialist, ensuring they are well-equipped to meet their leasing objectives.
- Move-In Process Management:
- Oversee the entire move-in process from start to finish, from application to keys handed, ensuring a smooth move-in experience for new residents.
- Hold leasing staff accountable for the accuracy and efficiency of move-ins, including but not limited to all tasks associated with the move-in procedure.
- Property Visits and Compliance:
- Conduct regular property visits (minimum of 2 times a month) and hold documented monthly one-on-one meetings with leasing associates.
- Ensure tour paths, model apartments and all leasing-related activities comply with company standards.
- Perform current resident file audits and oversee Marketing Surveys, and ILS (Internet Listing Service) audits, maintaining open communication with marketing teams.
- Renewal and Occupancy Management:
- Ensure lease renewals are completed on time, and maintain Edgewood Properties renewal retention rate of 60%. Review and stagger lease expirations according to seasonality, market trends and current/future traffic trends.
- Hold Leasing Specialist accountable for their responsibilities, ensuring that leasing goals and occupancy targets are met based on budgeted occupancy.
- Arrange and lead weekly meetings with community managers to review occupancy, move-ins, leasing activity, reasons for move-outs, vacancy rates, and unit status.
- Daily Leasing Operations:
- Conduct daily check-ins with leasing agents to monitor performance and provide support.
- Oversee property management software usage daily, ensuring proper lead follow-up, utilization, and performance tracking.
- Manage, review and update Daily Leads Log.
- Take tours and secure leases for your assigned properties as needed to achieve property leasing goals.
- Marketing and Audits:
- Develop and maintain individualized marketing plans for each property in collaboration with the marketing team.
- Schedule and oversee quarterly secret shop reports, providing training based on feedback.
- Unit Preparation:
- Ensure all unit walkthroughs are conducted prior to move-ins to address any issues.
- Communicate with the design team regarding refresh needs for dated units.
- Financial and Budgeting Responsibilities:
- Analyze and review rental rates with community managers to suggest changes as needed.
- Manage and budget concession dollars to ensure financial goals are achieved.
- Monitor and ensure leasing goals align with financial targets to meet NOI.
- Reporting
- Sending the weekly WOR and 30-60-90 report to the corporate staff for each of your properties.
- Auditing all leasing reports to ensure accuracy and timely completion.
- Scheduling and Coverage:
- Scheduling leasing coverage with community manager based on your portfolio’s needs.
- Assist leasing with touring as needed at your properties.

Qualifications
- High school diploma or equivalent (required).
- Previous experience in apartment leasing and managment required
- High Proficiency in CRM, Microsoft Office, RealPage Property Management software, and other relevant database and property management tools.
- Strong knowledge of marketing and social media platforms, including ILS, Apartments.com, Google, TikTok, and Instagram.
- Excellent interpersonal skills, capable of mentoring and guiding peer staff members.
- Ability to work a flexible schedule, including weekends and holidays, as needed.
- Commitment to providing excellent customer service within a luxury property setting.
