Director of Residential Maintenance
We are seeking an experienced Director of Residential Maintenance to oversee maintenance operations across a multi-family residential property portfolio
Position Summary
Edgewood Properties seeks an accomplished and strategic Director of Residential Maintenance to lead and oversee all maintenance and facilities operations for the multi-family residential portfolio. This senior leadership role will be responsible for setting and executing the company's maintenance strategy, ensuring the highest standards of property condition, operational efficiency, and resident satisfaction. The Director will report to senior leadership and will manage a team of maintenance managers, supervisors, and technicians as well as vendor/partners across a growing portfolio of residential properties in New Jersey and other markets.

Key Responsibilities
Strategic Leadership
- Develop and implement the overall regionalized maintenance strategy for the residential portfolio, aligning it with company growth objectives and resident experience goals.
Operational Management
- Oversee all aspects of maintenance operations, including preventative maintenance, work order fulfillment, unit turnovers, and capital improvement projects.
- Ensure the effective operation of all mechanical, electrical, plumbing, HVAC, and life safety systems across all properties.
- Implement standardized policies and procedures to ensure consistency, quality, and efficiency in all maintenance work.
Team Development
- Lead, mentor, and develop a high-performing maintenance team, including regional managers and on-site staff. Foster a culture of safety, technical excellence, and continuous improvement.
Financial Oversight
- Manage and control the annual maintenance budget for the portfolio. Oversee capital expenditure planning and resource allocation to ensure cost-effective operations.
Vendor and Procurement Management
- Negotiate and manage relationships with external contractors, service providers, and vendors. Implement centralized procurement efforts to maximize cost-efficiency and ensure quality.
Compliance and Safety
- Ensure all properties and maintenance operations comply with federal, state, and local regulations, including OSHA and EPA standards.
- Lead the development and enforcement of safety policies and training programs for all maintenance personnel.
Quality and Resident Satisfaction:
- Maintain the highest possible standard of building conditions, ensuring that all resident repairs are handled quickly and courteously. Track and analyze maintenance metrics to identify and implement operational improvements.
Collaboration
- Work cross-functionally with other departments, including property management, construction, and asset management, to ensure seamless operations and successful project execution.

Success in this role will be measured by performance in the following areas:
Work Order Management
- Reduction of Reactive Maintenance Percentage: Reduce the proportion of unplanned, reactive maintenance work by a target percentage through the development and execution of robust preventative maintenance programs.
- Improved Resolution Time: Decrease the average time from when a work order is submitted to its completion, enhancing resident satisfaction.
- Increase First-Time Fix Rate: Improve the percentage of repairs that are resolved on the first visit to minimize return trips and improve resident experience.
Cost Management
- Control Maintenance Costs per Unit: Reduce or maintain the maintenance cost per residential unit by driving technician productivity, controlling operational expenses and boosting property profitability.
- Meet Budget Targets: Consistently meet or exceed budget targets for both operational and capital expenditures by identifying cost efficiencies and negotiating favorable vendor contracts.
Asset Performance:
- Extend Asset Lifespan: Increase the Mean Time Between Failures (MTBF) for critical equipment and building systems across the portfolio.
- Boost Preventive Maintenance (PM) Compliance: Increase the percentage of scheduled preventive maintenance tasks that are completed on time, ensuring assets are well-maintained.
Resident Satisfaction
- Achieve High Satisfaction Scores: Consistently achieve high resident satisfaction scores related to maintenance services, as measured through resident surveys.
- Reduce Tenant Turnover: Improve the resident retention rate by ensuring prompt and high-quality maintenance, directly impacting the portfolio's profitability.
Safety and Compliance
- Zero Lost-Time Incidents: Maintain a safety-first culture with a target of zero reportable lost-time incidents related to maintenance activities.
- Ensure Compliance Audit Success: Achieve and maintain a 100% compliance rate on all regulatory and company-specific safety and maintenance audits.

Qualifications
- Experience: Minimum of 10+ years of progressive maintenance management experience, with at least 5 years in a senior leadership role overseeing a large, multi-site multi-family residential portfolio. Experience with a portfolio of 5,000+ units is preferred.
- Education: Bachelor's degree in Engineering, Facilities Management, or a related field is preferred but not required. Relevant industry certifications (e.g., CAM, CAPS) are a plus.
- Technical Skills: Deep knowledge of building systems, preventative maintenance programs, and the residential real estate procurement process.
- Leadership: Demonstrated ability to lead and develop large, distributed teams in a fast-paced, demanding environment.
- Financial Acumen: Experience in preparing, managing, and analyzing operating and capital budgets.
- Communication: Written and verbal communication skills, with the ability to report to the executive team and negotiate with vendors.
- Software Proficiency: Familiarity with property management software (e.g., RealPage) and computerized maintenance management systems (CMMS) is highly desirable.
- Regulatory Knowledge: In-depth knowledge of applicable regulatory requirements and industry standards.
Work Environment & Expectations
- HQ Office/continuous engagement with property portfolio.
- Travel to property locations.
- Availability to respond to urgent matters outside standard business hours.
