Director of Residential Maintenance Operations

We are seeking an experienced Director of Residential Maintenance Operations to oversee maintenance operations across a multi-family residential property portfolio

Position Summary

This position is responsible for leading maintenance operations across the residential portfolio, including supervising maintenance teams, overseeing preventive maintenance programs, managing vendors, ensuring property standards are met, and maintaining compliance with company policies and regulations. Experience managing multiple maintenance teams and centralized dispatch operations is preferred.

responsibilities

  • Oversee maintenance operations across the residential portfolio.
  • Supervise maintenance staff, traveling maintenance teams, and third-party vendors.
  • Develop and implement maintenance policies, procedures, and preventive maintenance programs.
  • Ensure all properties remain clean, safe, and in proper working condition.
  • Maintain compliance with all local, state, and federal laws and regulations.
  • Conduct regular property inspections and work with on-site teams to improve performance.
  • Manage vendor contracts, service requests, inventory, and maintenance schedules.
  • Oversee apartment turnovers and ensure work quality meets company standards.
  • Assist with annual operating and capital expenditure budgets.
  • Monitor maintenance expenses and ensure spending remains within budget.
  • Support recruiting, hiring, training, scheduling, coaching, and evaluating maintenance staff.
  • Implement safety procedures, disaster response plans, and risk management practices.
  • Perform additional duties as assigned by executive leadership.

qualifications

  • College degree preferred.
  • Minimum of 5 years of senior-level maintenance management experience in multi-family property management or building/facility management.
  • Experience managing multiple maintenance teams preferred.
  • Strong communication, leadership, and organizational skills.
  • Ability to manage budgets, vendors, and maintenance operations effectively.
  • Ability to use general office equipment and maintenance tools.
  • Ability to lift up to 60 pounds and work in various physical environments when necessary.
  • Valid driver’s license and automobile insurance required.
  • EPA Type I and Type II certification required.
  • Additional certifications or licenses may be required depending on state or local regulations.
